John Cagle is a Florida real estate agent and a former certified residential appraiser. The point of Cagle Coastal is straightforward: help you understand the subject better, then help you act with fewer avoidable surprises.

Why appraisal background matters for consumers

Appraising trains attention on evidence: comparable sales, condition, market conditions, and what a typical buyer would pay. That habit transfers into listing strategy and purchase advice. It does not replace a current appraisal ordered for a lender or private assignment, and it is not a promise about future value.

Where the work is focused

Primary emphasis is Nassau County—including Fernandina Beach, Amelia Island, and Yulee—with Jacksonville in the conversation when people are comparing markets or relocating within Northeast Florida. Callahan and Hilliard come up when they fit the search; they are not forced into every narrative.
